With the Renters Reform Act coming into force on 1 May 2026, the rental market is about to undergo one of the biggest changes in decades. Many landlords are increasingly concerned about the updated rules regarding extended periods in which tenants can fall into arrears before action can be taken.
To help landlords safeguard their income, we now offer a comprehensive Rent Guarantee and Legal Expenses Insurance Policy. This ensures that if a tenant defaults on rent, you will still receive your payments and have legal support when needed.
Why This Rent Guarantee Policy Is Different
Unlike many policies on the market, this product can protect long-standing tenancies as well as new lets. Even if your tenant has been with you for years, you may still qualify for full cover.
Key Benefits
- 12 months’ rent guarantee
- Legal expenses included
- 24/7 legal helpline
- Full eviction support
- Cover for tenant damage, rent recovery, squatter protection, property protection, and more
Two Ways to Qualify for Cover
Option 1: Existing Tenants (3+ Years in Situ)
If your tenant has lived in the property for over 3 years and has never missed a rent payment, you qualify for immediate cover.
No credit checks required.
Simply provide the property details and we can put the policy in place.
Option 2: New Tenancies or Tenants Under 3 Years
If the tenant has been in the property for less than 3 years, credit referencing is required.
We cannot cover tenants already in situ unless they meet Option 1 criteria.
However, for new lets, we can provide cover up to 45 days before the tenancy begins, provided referencing is completed.
Documentation Required
You will need:
-
a) A satisfactory credit reference check (within 45 days of tenancy start) showing:
- No CCJs in the last 3 years
- No outstanding CCJs
- No bankruptcies
- Tenant meets affordability and referencing standards
